Case Study

The Westlake Village project presented the challenge of integrating a new residential community into an ecologically sensitive lakeside environment with strict zoning codes. The mandate was to design a neighborhood that felt organically part of the existing landscape while providing modern amenities, sustainable infrastructure, and a clear sense of place for future residents, all within a challenging regulatory framework.

Solutions

Phased Master Planning: We designed a tiered development plan that prioritized the preservation of existing wetlands and mature tree stands, integrating green corridors and community parks as central features from the outset.

Community-Centric Zoning: We successfully navigated the approvals process by designing a mixed-density plan with clustered housing, which reduced the overall footprint, preserved open space, and met affordability guidelines.

Sustainable Infrastructure Design: Our plan incorporated a decentralized stormwater management system using bioswales and retention ponds, along with provisions for future solar-ready homes and EV charging networks.

Placemaking through Design Guidelines: We established a cohesive architectural and landscape design code that ensured visual harmony, promoted walkability, and defined distinct character areas from the central village square to the quieter lakeside walks.
